Not All Roofs Are Created Equal:
Rethinking Roof Replacement and Resilience
Two roofs installed the same year can be in radically different condition fifteen years later. One was built with quality materials, proper ventilation, and careful workmanship; the other met code and little else. Yet the industry largely treats them the same, using age as the default proxy for roof health, regardless of how a roof was built or how it has actually performed.
The stakes are significant. The industry spends billions of dollars annually on roof replacement, and homeowners with poorly maintained roofs sustain roughly 50% more damage during severe weather. Still, when a roof fails, it's most often replaced with essentially the same system, which resets the clock on the same vulnerability.
This panel makes the case for building back better. Our panelists will discuss why age alone is a poor measure of roof health, how sustainability and lifecycle value should factor into replacement decisions, and what agents, inspectors, manufacturers and contractors each need to do differently to make resilient roofing the standard rather than the upgrade.
